Matthew Van Horn is the founder of Black Swan Storage Advisors a full service Self Storage Operations Company specializing in Feasibility Studies, Underwriting & Investment Analysis, Site Selection, Facility Management & Operations, Revenue Management, and Training within the Self Storage Industry.  Matthew has over 20 years experience within the self storage industry and is Co-Author of the book Self Storage Domination, host of the self storage podcast "Behind the Roll Up Door" and publisher of the self storage newsletter "Behind the Roll Up Door"

Matthew began his self storage career in 2000 with Cutting Edge Self Storage Management.  In 2001 he became Cutting Edge's first district manager.  A short time later he was promoted to East Coast Regional Vice President, and then finally Vice President of Operations.  In 2004, Matthew became a partner in Cutting Edge Development and assisted in self storage feasibility studies, development, and acquisitions throughout the United States.  In 2015, Matthew left Cutting Edge Self Storage Management and Cutting Edge Development to assist with the co-founding of 3 Mile Domination Self Storage Services.

Over his career, Matthew has been involved in the operation and development of millions of square feet of self storage.  Matthew regularly speaks, writes articles, and blogs for industry associations, trade shows, publications, and websites. Matthew is a former board member and former President of the Florida Self Storage Association.  Matthew holds a Bachelor of Business Administration, with a concentration in Finance, from Florida Atlantic University and is a Licensed Real Estate Consultant in the State of Florida.
